
700 Colonial Avenue
The town of Colonial Beach has sought assistance in the development of a preliminary concept plan to guide further detailed site planning for the 5 acre parcel at 700 Colonial Avenue. The town is interested in exploring the feasibility of locating a police station and/or town municipal offices and other uses including the sewage lift station, fuel facility for town vehicles, appurtenant parking areas, and public park areas.
Land Studio and its sub-consultants explore concepts for building footprints, style, site layout, sidewalks, parking, entryway features, lighting, fencing and landscaping. As a part of the proposal undertake the following tasks.
Task 1 - Kick-off meeting, research and stakeholder interviews focus on getting a comprehensive understanding of the town desires for the site. We will take an in depth look at the site and the locations of facilities that the town wishes to relocate to the site. We will discuss the town existing and potential future needs for those facilities.
Task 2 - Conceptual Design Development
Initially, an appropriately detailed base map will need to be developed. This can be accomplished through a detailed site survey and/or research of existing GIS or paper data on the site. The discussions during task 1 will help to determine the level of effort required for this task and will assist in the development of space and parking needs for the police department, municipal administrative staff and other desired uses.
Task 3 - Conceptual Master Plan Development
The final task will be the development of a final concept plan for the site with associated facility and parking needs based on the feedback from Town Council and citizens.
